In 2020 the PropTech Challenge will be divided into four categories with a focus on helping owners and managers get tenants back into our buildings safely and securely.  We’ll be raising awareness to some exciting PropTech uncovered by the REBNY Technology Committee as we reimagine operations, leasing, and development in an ever changing world.

The Commercial Leasing & Brokerage category is designed to improve insight into the volumes of public and private data available.  This information hub will help connect landlords and owners with perspectives tenants while surfacing opportunities as we attempt to lease our buildings in a extremely challenging time.


Problem Set
  • 1- How can a technology platform factor in as-is property attributes, applicable legislative/zoning restrictions, and local market conditions to analyze and recommend strategies on adapting property to more optimally use the space and the expected costs/ROI of doing so (i.e. office=>life science; shopping centers/malls=>last mile delivery; hotels=>apartments, etc.)?

  • 2 - How can a technology platform serve as an information hub and connecting portal (essentially a CRM) for technology tenants looking to come to New York? Can this hub also track IPOs around the country, competitive incentives from other cities, the footprints of large cap technology tenants, etc. and serve as a tool/roadmap to better understand and navigate the complexities of coming to New York?

  • 3 - What technology platform gives best insight into a property’s expected returns given relevant property details (i.e. tenants/rent roll/taxes/bond covenants/government incentives/421a considerations/relevant legislative restrictions/etc.)?  This platform would hopefully produce an discounted cash flow on expected returns of a property/group of properties and actionable insights into improving expected performance.


  • 4 - What technology would best facilitate the anonymous aggregation of data from distinct company’s databases, creating a composite anonymized and secure single source of truth for operational and commercial metrics?
